Meadowbrook Farms is an equestrian facility consisting of 74.67 acres of flat and rolling hills that has redwood forest, beautiful oak and bay groves, ponds, creek, miles of trails, 5 arenas, 5 barns, acres of pasture, a beautiful main residence, 2 worker homes, and a cabin.
The subject land area is estimated by Marin County assessor as 74.67 acres with the northwesterly corner at the junction of Lucas Valley road and Nicasio Valley road. Nicasio Creek runs through the property from east to west. About 25% of the ranch is moderately sloping hill area that is wooded with bay trees, redwoods and other growth. The main residence sits on a knoll and has beautiful views of the valley and mountains.
The property is in the Williamson act with Marin County for the whole ranch. This contract required the assessor to value the land based on its agricultural earning ability as evident from rentals of similarity used land.
Water is not a problem on the farm. The property has five wells that provide ample water for the horses, pastures and homes. A thorough well test will need to be conducted by the buyer, but records indicate that well #1 is 10gpm, wells #3 & #4 are 50 gpm and well #5 is 7 gpm. Well #2 does not have a record of flow. Nicasio Creek flows through the middle of the property and is usually flowing until summer when it pools up and goes underground.
The main home is approximately 4550 sf with 4 bedrooms/ 3 baths. There are radiant heated floors throughout the house and around pool with 3 control zones. The home was designed by famed architect Cliff May who designed the California Ranch House. Built in 1973, the southwestern home is built around the courtyard featuring a fountain and swimming pool. The heated pool is enclosed with a heated courtyard, which is great for late night swims. The enclosed patio or lanai around the pool is approximately 2200 sf. The eating and entertainment area has a large gourmet kitchen with a six burner Wolf stove, built-in Wolf wok, sub zero refrigerator/freezer, and Bosch dishwasher. A breakfast and lunch area adjoins the kitchen.
The employees 2 bedroom/2bath modular home is approximately 1200 sf with fireplace, covered porch and fenced yard. The caretaker’s modular home is approximately 1700 sf with deck, covered porch, fireplace and fenced yard. The log cabin is functional and has been used in many advertisements as a rustic back drop.
This property is an equestrian’s dream with five very nice arenas. The Hunter/Jumper arena is in great shape and comes with all the jumps. The Indoor arena has new footing done by West Coast footing in 2012. The Dressage arena was redone in 2013 and the Western arena and Cross Country Course arena are all in great shape. The property has a ¼ mile track to exercise your horses.
There are five barns on the property consisting of the 13,500 sf indoor arena with 10 stalls, the 3240 sf Stable barn with 14 stalls, the 1152 sf 8 horse stable, the 1320 sf pole and hay barn, and 2260 sf barn. There is also an 800 sf concrete block hay storage, a 750 sf saw dust storage, and a 675 sf manure bunker.
The gem of the property is the miles of horse trails through the redwood groves, Nicasio creek and hill sides. On your rides you will enjoy plenty of wildlife such as deer, turkey, quail, fox, bob cat, red tail hawks and everything in between.
