West Valley Ranch, best described as a recreational wonderland. The ranch consists of 3,342+/- acres in Modoc and Lassen Counties at the base of the majestic Warner Mountain range and is mostly surrounded by FS and BLM lands. The West Valley Reservoir lays primarily with-in the ranch boundaries with 970 acres of surface water, 7 miles of shoreline and 30 ft deep at its peak. One of the jewels of this unique ranch is the 3+ miles of private spring fed streams. The creeks are full of brown and rainbow trout. As the creeks merge and flow into the 175 acres of meadow lands, some of the water is diverted into irrigation canals, enabling the land owner to flood irrigate the entire 175 acres creating lush green meadows year round. A ranchers dream come true, free water, easy irrigation and capacity to run 225 pair of cows from May to November. The old ranch home has not been lived in for over 11 years and is in need of maintenance and upgrading. The home ran off a battery/generator system. There are several outbuildings and a large pole barn. The ranch has been in the Van Loan family since the early 1900's and has been used as a cattle/hay operation to date.
